PROCUREMENT

Project budgets include 50% materials and 50% labor. Owner-direct purchasing by REX can realize 15-25% total budget savings by:

  • eliminating general and subcontractor mark-ups (10-15% each)
  • bidding + volume purchasing for multiplle projects = reduced unit cost
  • direct relationship results in better service
  • purchasing materials ensures timely delivery and improves schedule control

OWNER DIRECT PURCHASING SHOULD INCLUDE:

  • Building materials: switchgear, panels, generator, transformers, interior and exterior lighting, rooftop mechanical equipment, warehouse heaters, louvers, fans, dock equipment, overhead doors
  • Material handling equipment: conveyers, modules, racks, structural mezzanines, lift equipment, sweeper-scrubbers, battery handling equipment, battery chargers, protective structures, pallets, totes, radio frequency, wire guidance
  • FF&E, Miscellaneous operating equipment: baler, compactor, maintenance equipment, lockers, vending, man cooler fans, anti-fatigue mats, stock carts, floor striping, interior and exterior signs, UPS surge suppression, furniture, office partitions, office equipment

REX Project Management delivers all services previously listed in a single package, from initial planning to site selection, building development, and management of material handling installation and owner supplied items.

Warehouse and distribution projects are custom-designed and built to your specifications.

ENERGY

  • LEED: Site design to meet LEED criteria.
  • Lighting: T-8 & T-5 flourescent fixtures with motion sensors; LED for site lighting, exterior building, exit signs and dock lighting.
  • Skylights: Coordinated with interior lighting & daylight controls.
  • HVAC: Highly efficient ventilation, radiant heat, highly efficient packaged units in offices controlled by EMS.
  • EMS: Experience with Siemens, TAC, Novar, and others.
  • Solar Photovoltaic: 280 Kw system in CT, 500 Kw system in southern CA.
  • Materials Handling Power : In a large, highly automated facility the conveyors are responsible for 55-58% of the facility's electrical usage. We have significant experience with emerging soft start technology to reduce peak demand and motor control systems to reduce energy consumption during non-peak periods.
